This is the first step. We will help you find a lender you can speak with to determine the best loan type and your budget.
It is usually less money down than people expect: conventional loans can start near 3% down, FHA around 3.5%, and USDA and VA loans can require nothing down – much of DeSoto, Marshall and Tate County is USDA-eligible. The right answer depends on your credit, income and the property, which is what a lender conversation settles in about fifteen minutes.

We will discuss specifics with you – area, amenities, house and lot size, budget – then set up a search and schedule showings for the houses that fit.
Our search resolves Mississippi school districts directly, Hernando, DeSoto County, Southaven and Olive Branch/Chickasaw among them, so you can browse by attendance area rather than guessing from a map.

Both are strong in this market. New construction means fewer immediate repairs and builder warranties, while established neighborhoods often mean mature trees, larger lots and more house for the money.

How buyer-agent compensation is paid changed across the industry in 2024, and it is now negotiated and written down before you tour homes. We will walk you through exactly what our representation costs and what the seller may or may not contribute, and you will sign a written buyer agreement before we start.

A big part of the home-buying process is confirming that your purchase is a smart financial move and that any required repairs are handled properly. We know how to assess property values and share that expertise with you, so you can make informed decisions.
Many people do not realize how much goes into this stage – following up on inspection reports, negotiating repair requests, and confirming each fix is done correctly. That is where we step in.

We will guide you through everything from contract to close: inspections, homeowner’s insurance, switching utilities and the closing attorney.
Plan on roughly 2–5% of the purchase price for buyer closing costs, and typically 30 to 45 days from accepted offer to keys, driven mostly by your lender. Cash purchases can close in two weeks. We keep the inspection, appraisal and title milestones on schedule so the date does not slip.
